Stagecoaches tap fees remain at $10,000.00 until further notice. Yesterday at the Morrison Creek Water Board meeting I was able to observe community service at its finest. The volunteers and Morrison Creek manager have a large task at hand. The current situation is not working. There is a lot of demand and not enough revenue to allow for future growth or even upkeep of the systems in place. Keep a watchful eye on what happens in July at the next meeting. In the mean time owners in Stagecoach will be sent information on the vault status and a possible LID for the Morningside area. There are currently only about 8 vault permits remaining in Morningside and you must have a building permit in order to secure one. A Local Improvement District (LID) may be introduced to Colorado Morningside owners where each homeowner pays a substantial amount in order to bring sewer (and possibly water) to all lots. In order to get sewer to all of Morningside an LID may be proposed in which owners are assessed for the future growth. This will be sent to all Colorado owners in Morningside (out of state owners are not contacted). South Shore may be experiencing something similar. For now, tap fees in Stagecoach Property Owners Association (SPOA) remain at $10,000 plus hook up fee. If you own in Stagecoach and have access to water you may want to think about investing in your tap fees now to avoid price increases which are bound to be slated for the future. Also remember the basics: If you are not on sewer and have less than 5 acres you must have a vault which needs to be pumped. If you have over 5 acres you may have a septic system with its own leech field. Some lots have access to pay tap and hook up fees for water, but others only have the option for wells or holding tanks. Stagecoach is a very beuatiful area which will probably boom once our economy calms down. Many properties are available at great prices. if you have ever wanted to won property near Steamboat Springs, now is a fabulous time to invest in Stagecoach!
