Steamboat Springs Real Estate Values Rise - May 2014

May was a great month - the highest gross dollar volume of the year so far and higher than any month last year!  We had over $56.4M in sales which was +42.94% over last May and 122 transactions, 17.31% higher than last May.  For the YTD, that translates to +7.13% in transactions over 2013 and -4.29% in gross dollar volume.  We did have 3 transactions over $3M in May which helped our gross volume.

Snapshot values are holding steady in the positive range:

Average Sales Prices:
Single Family +13%
Multi Family +17%
Vacant Land -26%

Median Sales Prices:
Single Family +26%
Multi Family +5%
Vacant Land +11%

Bank Sales were down to 2 in May.

There were 117 Deed of Trust recordings in May with 58% of sales having financing at time of purchase - 42% were cash. Courtesy Land Title
