Steamboat Springs Real Estate Values Rise - May 2014


May was a great month - the highest gross dollar volume of the year so far and higher than any month last year!  We had over $56.4M in sales which was +42.94% over last May and 122 transactions, 17.31% higher than last May.  For the YTD, that translates to +7.13% in transactions over 2013 and -4.29% in gross dollar volume.  We did have 3 transactions over $3M in May which helped our gross volume.

Snapshot values are holding steady in the positive range:

Multi Family +17%
Vacant Land -26%

Median Sales Prices:
Single Family +26%
Multi Family +5%
Vacant Land +11%

Bank Sales were down to 2 in May.

The Steamboat Springs Real Estate Market is alive and well and deals can still be made. The peak of the market in Routt County was in 2007. In 2013 the dollar volume of sales was still 68% off peak times. However 2014 looks to be shaping up differently. Because we have less inventory the homes that are selling are experiencing higher sales prices than in previous years. 2014 seems to shaping up as the year we may say this is when the market turned around. We are seeing less and less distressed properties which is allowing the market rate properties to hold their value. This coupled with the lack of inventory may prove to be a stellar year in real state transactions. On a personal note my husband and I were able to sell our single family home in the Fish Creek Area in only 32 days. Pricing right for the market is always key to a fast sale. We are seeing higher volume of land sales in the Steamboat area as well with lots of new construction - all signs of growth and confidence in the economy. Steamboat is coming back baby!

Trailhead Lodge Auction In Steamboat Springs, CO - 6 Days to go...


I attended the pre-auction event yesterday at Trailhead Lodge along with about 20 other brokers and buyers. There were also numerous participants on-line. The brokerage community here in Steamboat is excited about the upcoming auction – savvy buyers are going to be purchasing at real savings in a high-end desirable development. I am hopeful that these condos will sell for less than $300.00 Price Per Square Foot (PPSF). If Silver Leaf paid .50 cents on the dollar, it makes sense that although the unpublished reserve price remains a mystery they do not want to hang on to these units. The starting bid prices are about $230.00 PPSF but it is doubtful to me that they will sell that low. There remains 55 unsold properties although only 39 will be available Sunday unless perhaps there is more demand then expected. It is the sellers right to add more if they are experiencing success. The rental numbers supplied by Steamboat Resorts yesterday indicates a $20,000 – $47,000 gross rental estimate based on the size of unit purchased (higher rental numbers for larger units). They charge about 45% for their management fee which is very typical of the larger management companies in Steamboat. You can also chose to self manage. No one can say for sure your final rental numbers but the Trailhead Lodge is a popular property here in Steamboat Springs, CO due to the gondola outside your front door, newer work-out facility, game room, and large year round pool & three grotto pools in a stunning setting. All units are sold furnished. The staff there is amazing and very accommodating. I personally love its proximity to our premiere indoor/outdoor tennis court facility, as well. Winning bidders are also going to be able to chose various Alpine Club memberships which is great for base area ski convenience. 

If anyone is considering participating in this auction you need to sign up by May 3rd no later than 6:00 pm and have a cahiers check for $2,500.00 made out to Heritage Title.  I can represent any buyers if they have not already signed up but it is important to sign up this week and include me as your preferred broker. Be sure to secure your financing early and know that there will be a 5% fee added to your final purchase price. Cash buyers just supply proof of funds. On auction day, if you meet the unpublished reserve the unit will be sold. If you’re the winning high bidder yet the reserve has not met or exceeded the seller’s minimum, we will be allowed up to 5 days of negotiation, which can take place to secure the unit. The last auction Kennedy Wilson conducted sold all the available units on the day of the auction. They are hopeful for a successful auction this Sunday as well. Trailhead Lodge Auction - Steamboat Springs, Colorado


Here is what I have learned so far about the upcoming Trailhead Lodge Auction:
1.     Sale is scheduled for May 6th at the Denver Marriot City Center at 1:00.
2.     You do not have to be present to bid, you can do it on-line. If you are in town, I should accompany you to the auction. We should arrive by noon. The auction will last approximately 2 hours then you go to the contracting room and not sure how long that will take.
3.     The website to register for the event is www.SteamboatSpringsAuction.com but I have had trouble logging on from my Mac. The auction company is Kennedy Wilson so if you have trouble look for the Trailhead Lodge Auction at their website.
4.     You can also register for an onsite/online practice auction which takes place April 29th at Trailhead Lodge at 1:00. To register go to www.steamboatspringsauction.com
5.     You must preregister. I have attached a preregistration form you can fill out and send in. This must be received by Kennedy Wilson prior to May 3rd.
6.     You must send to Kennedy Wilson a $2,500.00 cashier’s check made out to: Heritage Title Company if you are not going to be present at the aucton.  Kennedy Wilson needs this along with your registration. You can send me your registration and cashier’s check and I can make sure they receive it if that is easier for you. Otherwise you can mail to them. If you are going to the auction event you can bring the cashier’s check – no need to send early. On the day of auction this will be used as partial payment for your 3% – 5% deposit (3% for one purchase – or 5% for more then one purchase of each unit). Also bring your personal checkbook to complete the deposit on any winning bids.
7.     If you cannot make the event on May 6th no worries! You can bid online. Just fill out your registration form and real time bidding can take place at bidkw.com – Kennedy Wilson will inform you more about the process of on-line bidding once your registration and $2,500.00 cashier’s check is received.
8.     This is not an Absolute Auction meaning there is a reserve amount that must be met prior to selling a unit. There are starting bid prices in the attached brochure but they are probably not the reserve amount the auction company (acting on the direction of Silver Leaf – Sellers) will take. We do not know what the undisclosed acceptance amount is and will not know until after you bid. Once you have become the highest bidder, if your price meets or exceeds the acceptable reserve amount you will be able to complete paperwork and know the unit will be yours. If you were the highest bidder, but did not meet the reserve amount, there will be more negotiations behind the scene. They will have up to five days to negotiate an acceptable price with you and the auction house (driven by the seller).
9.     Residence Inspection should take place prior to the auction.
10. Review of purchase documents should take place prior to the auction. We can get those from the sales office. I can get them for you, you can pick them up if in town, or go to the website to get them.
11. Homeowner fees are in the CIC documents – Let me know if I need to get you a packet  - I am happy to assist!
12. You will be given a Home Warranty Plan for 14 months
13. There is a 5% Buyer’s Premium that will be added to the final agreed upon price.
14. All sales have to be closed by June 21st unless you extend with approval by seller.
15. You can finance, but if you do you need a preapproval form from one of the preferred lenders by May 3rd The preferred lenders are: Millennium Bank (Mike Knezivech or Darrin Robinson) here in Steamboat Springs or Cherry Creek Mortgage (Tim Smith or Jan Parsons) in Denver. If you plan on financing, I can get contact information to you.
 16. If you decide to register, please place my contact information in the Realtor section of the registration. I have buyers  registered, so I will be there the day of the event to assist in every way…..

Steamboat Springs Real Estate Market - 2011

I have great news to report  on the Steamboat Springs Real Estate market. According to our MLS, in 2010 our number of residential full ownership sold units went up 20%! There were 431 sold units averaging $634,000 with an average finished  price per square foot (fppsf) of $250.00. 2009 was our worst year in the last 5 years with only 341 residential units selling. Already in January of 2011 our sold units increased from  January 2010 by 15%! Call me if you would like a professional analysis of your home value. 2010 is Coming to a Close - Last Minute Buys...

I realize its been a while since my last real estate blog. Life seems to do that. I was looking at my previous post "why to buy in Steamboat" dating back to July. The premise still applies except the interest rate I quoted then was in the 6% range and now its more like 4% with good credit and 20% down. The inventory is up with over 2000 properties on the market in our MLS the "supply and demand" supposition is really in favor of the buyer. Currently there are studios, one and two bedroom mountain condos that can be yours from $80,000 - $200,000. Of course there are all ranges of condos but when I entered the industry over 5 years ago you couldn't touch a 2 BR for under $200,000. In real estate the prices are cyclical. Although people still speculate when the bottom will come we have no way of knowing for sure if it is already here or not. What we do know for sure is back in 2005 people were saying I wish I would have purchased back in the late 1990's. Now is your chance to avoid the "Shoulda - Coulda - Woulda's" Even if the bottom is still to come interest rates are now leveling out and back on the rise to a small degree. Often the interest rate is a more important factor than the final price. Yes there are still properties moving from market rate to short sales and foreclosures which is an indication prices will continue to fall, but a savvy buyer will weigh the interest rate against the risk of holding out.  With most of our sales even distressed properties only being discounted by 10% of asking price now may be your time to identify a property and purchase while interest rates are low and prices are not rising. In addition to the price factor you also have to consider the advantages of owning a vacation property. Steamboat is all about the lifestyle. Whether it is an investment to gain equity or not, it is an investment in your families happiness and a calmer less stressful way of life. I hope you find your dream home in 2010. As you know, it is difficult to predict when interest rates will rise but what we are experiencing now are lower interest rates than in the last 30 years. From the early 80's to the early 90's rates gradually fell from the 13% mark to 7.39%. All through the 90's there was not much of a change. In 2002 there was a drop and also a drop in Steamboat housing prices. When Steamboat was at the height of selling properties, and the prices were unnaturally elevated due to speculation & supply and demand after Intrawest bought the ski mountain, the rates were still only in the mid 6 range. Now we see prices on property here as low as they have been in over 6 years and interest rates are lower than in 30 years. If you have the means there are two really good reason to purchase now - low prices (especially with all the short sales and foreclosures) and low interest rates. 1.Be under contract (mutually signed by both sellers and buyers which means mutually executed contract or MEC) by April 30, 2010.

2.Close by June 30th, 2010.

3.Home is under $800,000.00

4.Maximum earnings are $125,000 for singles and $225,000 for marrieds to received full credit.

5.Receive partial credit for earning between $125,000 and $145,000 for single buyers and between $225,000 and $245,000 for home buyers filing jointly.

6.Higher incomes then stated above do not qualify for tax credits.

7.First time homebuyers have not owned a home in three years - $8,000 tax credit.

8.Repeat buyers have lived in their home for five consecutive years - $6,500 tax credit.

CONSTRUCTION TRADES ASSOCIATION AGREES STEAMBOAT 700 IS "GOOD 4 STEAMBOAT".

“The annexation of Steamboat 700 is our community’s opportunity to implement a long-term plan to manage and control future growth for the benefit of the entire community” begins a letter of support for Referendum A from the Yampa Valley Construction Trades Association. The YVCTA is comprised of builders, designers, engineers, architects, surveyors and other professionals from Steamboat Springs and Routt County.

In a letter to its members from board president John Shively, the YVCTA says that “As Routt County continues to grow in the years ahead as independent State experts project, we want to see development happen in existing urban centers, close to existing schools, jobs and services. This will reduce sprawl in the valley, protect open space, mitigate traffic congestion and ensure the economic viability of our community and for the people who live and work here.” The support letter goes on to say, “In addition to creating jobs for local professionals and companies, Steamboat 700 will enable the City of Steamboat Springs to accomplish many of the critical capital infrastructure and facilities needs that are identified priorities and long overdue.”

This just in....
it is reported that the owners of the Steamboat Ski Area Intrawest have missed a huge final payment on its 1.4 billion dollar loan amount that was secured by parent company Fortress to purchase the Steamboat Ski Area back in 2007 from American Skiing Co. for $265 million. Intrawest owns 10 North American Ski areas including Winterpark and the home of the 2010 Winter Olympics Whistler Blackcomb in Vancouver.

Steamboat Springs Land & Home Sales - 178

Routt County home sales from January 1, 2009 - July 31 was a total of 152 solds. The total price of all homes is over $100 million. 83 homes sold for less than $500,000, 36 sold between $500,000 - 1 million, and 33 were over 1 million dollars. 48% of the volume of sales was the homes that sold for over 1 million. Numbers received from Bruce Carta of Land Title Guarantee Company.

During this same time period, according to the MLS figures, 26 vacant land parcels have sold.

The Steamboat 700 development proposal has been very much in the forefront of our local media for many months now. We are only 5 weeks from the City Council’s final vote on the annexation. Great Buys for Buyers in Steamboat Springs, Colorado!

It has been a fast selling summer here in Steamboat Springs. Some of the observations made are that first time homebuyers are scoring great buys on condos, townhomes, and single family residence. A first time homebuyer is anyone who has not owned property in the last three years. These folks are going to be credited $8,000.00 if they close on their homes before December 1st, 2009. Keep watching and lets see if the government extends this successful program. It’s like Cash for Clunkers for homebuyers. In July my company Prudential Steamboat Realty had more showings of our listings then in any other month since we have documented showings. This plays well for the sellers out there. We are seeing more showings are required to get a buyer to write a contract and negotiation time seems to have increased, but none the less properties are selling and buyers are writing contracts. Last month is August we had over 70 floor calls A floor call is when someone calls our office inquiring about a property they saw. Although it is a buyer’s market because of the amount of inventory, sellers are receiving contracts on their homes. Keep watching you never know when we have hit bottom and we rise again. One thing we are certain of is that the market will come back one day and wouldn’t it be great for you to say I got in at the bottom? Four years ago you couldn't get a two bedroom condo anywhere near $200,000. I now represent a Fish Creek Falls two bedroom condo for $179,000.00; a Sierra View for $185,000; and a North Star complete remodel located on the mountain for only $225,000.00. Steamboat Springs Hospice Taking Shape

In 2008 the Visiting Nurses Association (VNA) purchased the Selbe home located on Pine Grove Road near Rolling Stone. The home was purchased below market value and the Selbe’s extended the VNA a $500,000 donation to make the dream of turning the home into a Respite Center. In addition to a Hospice facility there will be two other areas, one to assist with the elderly who need care and activity and another to help children dealing with loss express themselves through creativity. The area and grounds are gorgeous and well located near the Steamboat Springs Ski area and the Hospital (Yampa Valley Medical Center).

Mr. Selbe died in 1994 at the age of 81. Ironically, he was Steamboat's first Hospice patient and now his wife Anne has passed her home to the community to be the first hospice center. The name given to the Selbe home is the Rollingstone Respite Center. Its backyard is literally Fish Creek. The mature landscaping and soothing sounds of the river will surely be welcomed by the families who spend their loved ones last days in the home or the senior citizens who come to socialize there. Many hospice patients choose in-home visits as an option for the care at the end of their lives, but when my own father died it was in a center similar to the Rollingstone Respite House. My mom and I will be forever grateful to the loving staff and facility for helping us at the end of my father’s life here on earth. If you have ever experienced the care of hospice nurses and volunteers you know what I mean. Most recently, employees from Smart Wool gladly gave much of their volunteer hours to help with the landscaping needs of the Rollingstone Respite Center. Our community is so blessed to have agencies like the VNA, companies like Smart Wool, and citizens like Anne Selbe. Steamboat Springs City Council: Zoning Changes and URA

Steamboat Springs City Council Updates:
1. Last week City Council approved a zoning change to a Steamboat Springs Highlands to allow a 1.4-acre parcel’s zoning from to G-1, the city’s second-highest-density resort area designation. Formerly the project lay in a RE-1, a low-density residential designation that allows only one unit per lot. Fighting this decision was the condominium representative of Bronze Tree.
When complete Steamboat Springs Highlands will be a 328,610-square-foot project 108 feet tall. Once the zoning change is adopted by an ordinance from City Council it the project may begin.

2. Projects in the city’s urban renewal authority at the base of Steamboat Ski Area will continue to allow Wenk Associates and general contractors Duckel’s Construction to work on projects this summer, but next year the projects will be available to bid on.

Sold - In Steamboat Springs

The entry-level end of the Routt County housing market saw the most activity in April.

Statistics compiled by Bruce Carta, of Land Title Guarantee Co., show there were three transactions in the sub-$200,000 segment.

Of the 23 transactions, another five were priced between $200,000 and $300,000, and five more sold for between $300,000 and $500,000.

Predictably, the half-dozen sales greater than $1 million accounted for the majority of total dollar volume of $16 million.

Three houses between $1 million and $1.5 million accounted for $3.46 million, and two in the slot between $1.5 million and $2 million combined for another $3.4 million. A single sale was recorded for $2.3 million.

The aggregate million-dollar-plus sales represented 57 percent of total housing dollar volume.

Stagecoach home listed at less than $250,000
A Stagecoach home listed by Dennis O’Connor, of Lincoln Avenue Realty, represents one of the lowest priced homes of its kind on the market.

The 1,820-square-foot home is listed at $249,900. The four-year-old home has three bedrooms and four baths but still needs some finish work.

O’Connor reports the property is approved for HomePath Renovation Mortgage Financing through Fannie Mae. Benefits include a low down payment and flexible mortgage terms.

First Time Home Buyers - Tax Credit

Homebuyers Can Apply Tax Credit to Down Payment
U.S. Department of Housing and Urban Development (HUD) Secretary Shaun Donovan today announced that the Federal Housing Administration (FHA) will allow homebuyers to apply the new $8,000 first-time homebuyer tax credit toward the purchase costs of a FHA-insured home. Homebuyers using FHA-approved lenders can apply the tax credit to their down payment in excess of 3.5 percent of appraised value or their closing costs, which can help lower the interest rate on their loan.

The American Recovery and Reinvestment Act of 2009 offers first-time homebuyers a tax credit of up to $8,000 for purchasing a home, but the credit could only be accessed after filing their tax return. Today’s action allows homebuyers to apply the tax credit toward a down payment immediately.

Donovan said the policy will help stabilize the nation’s housing market. “What we’re doing today will not only help these families to purchase their first home, but will present an enormous benefit for communities struggling to deal with an oversupply of housing,” Donovan said. Fri, May 29, 2009
